What is a home inspection?
A home inspection is an unbiased non-invasive visual examination of all the accessible systems and components of a home.  A home inspection is intended to provide our clients with a better understanding of the physical condition of the house at the time of the inspection.

What does a home inspection include?
A full home inspection will cover all the major systems and components of a house including the grounds, roof, exterior, electrical/heat pump-A/C, garage/carport, kitchen, laundry room, interior rooms, bathroom(s), basement, crawl space, plumbing, heating system, electrical system, and cooling system.  A inspection report of the current condition of the home is provided at the end of the inspection.  When problems or symptoms of problems are found, Top Notch may recommend further evaluation.

Why do I need a home inspection?
A home is the largest purchase most people will ever make.  Our goal is to identify any system or component that has major defects, safety issues, or is not functioning as intended which can provide a buyer with a more informed purchase decision.  Do not take a chance by purchasing a home only to learn later that there are major defects with the home.  It is always best to get a professional home inspection.


When should I schedule an inspection?
If you are buying, you should schedule a home inspection as soon as you have a signed contract in place and before closing.  If you are selling a property, a pre-listing inspection, before putting your home on the market, will give time to consider making any necessary repairs, give you peace of mind, and help your home stand out above the nearby competition.

How long does a home inspection take?
A typical home inspection takes 3-4 hours depending on the size, age, and condition of the home.  Once the inspection is finished, a detailed report is completed on site and is given to the client.

Do I need to be present during the home inspection?
It is recommended that you be present during the inspection so that the home inspector can explain what he is seeing and answer any questions you may have about the house.  This is an excellent way to learn more about the home even if no problems are found.  Attending the inspection will also help you better understand the scope and any limitations of the home inspection.  

What if the inspection uncovers problems?
All homes have problems, even new construction.  Every problem has a solution.  Solutions vary from a simple fix of the component to an adjustment of the purchase price to compensate for the problem.  Having a home inspection allows you to address these problems before the sale of the house closes.

Will the home inspector fix any problems he finds during the inspection?
No.  It is both unethical and a conflict of interest for a home inspector to fix or offer to fix any problems an inspector may find during a home inspection.
